Basic Housing Units Regime application

Our scopes:

Architectural services: On-site inspections, prepare the Form of certification

Structural services: On-site inspections, prepare the Form of certification

Electrical services: On-site inspections, prepare the WR1 / W1A

Plumbing services: On-site inspections, prepare the WS1156A

Fire Services: Prepare the FS251 and install the smoke sensor/fire extinguisher if necessary

Administrative works: Prepare the application documents (BHU-01)

The Government today (October 3) published the Basic Housing Units Ordinance in the Gazette. The Ordinance will come into effect on March 1, 2026, except for the provisions concerning the offence of illegal letting of subdivided units (SDU), which will come into effect on March 1, 2027.

Subdivided Units standards

Area

  • Living area: Minimum 8sqft

  • Headroom: Minimum 2.3m

Basic facilities

  • Window face to street / open space

  • Independent toilet

  • Independent Electrical meter

  • Independent water meter

Fire Structural Safety

  • Independent smoke detector

  • Structural Integrity

 

Legal liability

  • Application period: 1-3-2026 to 28-2-2027

  • Grace period 36 months

  • Must complete the Basic Housing units regime application before commencement of tenancy.
